Protection Development, Incorporated (PDI) was founded in 1985 as a fire protection engineering and building/fire code consulting firm.  Our vast knowledge of the construction process and code requirements has given us an advantage in assisting architects, developers, and contractors with obtaining building permits.  Our experience with the City of San Antonio staff and procedures allows us to alleviate some of the stress and concern that accompanies most permitting projects.  Our services are tailored so that you can choose the level of involvement – from full service permit processing to resolving specific issues.

PDI provides intelligent permitting services. That is, we do not just act as a courier, we have experience in the methods that the City uses to route the plans.  We are able to assist the design team in what to expect during the review process and the best way to handle revisions.  Our permit coordinators have developed a working knowledge of all of the permit review department disciplines including traffic, drainage, landscaping, building, fire, and mechanical/electrical systems. This working knowledge allows us to intelligently interact with the design team and allows us convey the reviewer’s comments to the design team efficiently.

This interaction works best when PDI is contracted as the building and fire code review firm. This allows PDI’s permitting section to interact with the code consultants for seamless resolution and re-submittal of building and fire department hold comments.

Permit Coordination & Management includes:

• Pre-submittal Coordination:  We will consult and advise on the most efficient permit review method for each project.  Additionally, we will provide a detailed check list (drawings, reports, and other documents) of materials required for each type of permit. Every permit package is reviewed by our staff for completeness. This quality assurance can eliminate some common problems during the review process.
  
  
• Submit & Track Plan Status:  We will notify you of any holds/approvals as they occur. Through face-to-face or phone contact with the plan reviewers, as necessary, PDI can determine what the reviewer is requiring.
  
  
• Coordinate Revisions: PDI knows what the reviewers expect to see in a revision package.  Our staff will check the revision package to ensure that all comments have been addressed.  We can help to ensure that the revisions get to the right people, in a timely manner, and track the revisions through the review process.
